We’ve found the perfect way for you to kick off summer this year. On June 11 and 12, Windermere is sponsoring the second annual Washington Waterfront Home Tour. More than 95 homes throughout Washington are available for visitors to tour by boat, bike, or car. Properties are priced from $189,000 to $10.4 million. While the homes on the tour are on the water or have views of the water, they’re not all uber expensive; there are properties that fit a wide variety of needs, styles, and budgets.
If you’re wondering about the investment potential of a waterfront home, you should note that sales for these properties have been booming. In the Puget Sound region, the average sales price is up over 10 percent compared to a year ago, and over the past three years, prices have increased by more than 20 percent*. With the amount of water we have throughout the area, it’s no surprise that waterfront homes are a popular choice, but our strong local economy is doing its part to drive up sales activity and prices.

The boom in luxury homes sales on Eastside continued in 2015 as technology executives and foreign buyers snapped up high-end homes. Windermere maintained its leadership in the luxury home segment with Windermere brokers representing clients in 60 of the 98 sales.
Sellers who work with Windermere brokers receive unparalleled exposure through the Windermere Premier Properties program, along with extensive international marketing via Luxury Portfolio and Juwai, which specifically targets affluent Chinese buyers. In addition, Leigh Canlis has joined Windermere to develop a full-service luxury marketing division that will provide clientele with concierge services including financial services, landscaping and more.
2015 Luxury Home Sales Snapshot
- Sales continue to climb. The number of $3 million+ home sales on the Eastside increased 20% over the previous year.
- The majority of buyers paid cash. 53% of those buying high-end homes paid for the home in cash.
- Waterfront homes are becoming scarce. The value of waterfront homes continued to increase as buyers competed for a dwindling supply of these highly coveted properties.
- The Eastside is becoming more global. Whether they are buying a home to live in or as an investment, international buyers – particularly those from China – continue to favor the Eastside. According to the National Association of Realtors, 2015 was the first time that buyers from China edged out those from Canada as the largest group of foreign buyers of homes in the U.S.

2015 was a huge year in King County for luxury home sales in the Seattle area. The latest luxury statistics reported by Windermere Real Estate, seen below, show there were 33 home sales worth $5 million or more. Compare that to 2014 when there were 31 $5 million+ sales and it’s clear to see the increasing trend in our region.
Windermere Real Estate led these luxury home sales with involvement in 25 of the 33 sales. Several local publications called upon Windermere for our expertise in this market including KING5 News, The Puget Sound Business Journal, The Seattle Times, Bloomberg, and RealtyToday.
Nearly two-thirds of the luxury sales last year were paid in cash. Seven of these 33 homes sold in 10 days or less, and six of the buyers were local. Most buyers were either business owners or corporate executives, and about 40 percent were foreign nationals primarily from China.
Eastside Leads in Luxury Sales
All but four of the 33 sales were on the Eastside with seven luxury sales in Bellevue and Mercer Island each. There were also five luxury sales in Clyde Hill, four in Medina, and three in both Yarrow Point and Hunts Point.
